Things that change the price
- Type. In-ground, above-ground, or basement.
- Size. How many people need to fit.
- Digging. In-ground work costs more if there is rock, roots, or water.
- Floor and anchors. FEMA says safe rooms must resist being lifted, tipped, or pushed. A normal slab may not be enough, so some homes need a new slab.
- Getting it in. Narrow gates, long driveways, and steps can add work.
- Door and extras. Door type, vents, lights, and steps.
- Permits. Your city or county may need a permit and inspection.
How to compare quotes
- Get more than one written quote.
- Make sure each quote says the size, the type, the anchors, and who gets the permit.
- Ask if it is built and tested to ICC 500.
- Ask what is not included.
